I am looking to use metal as a marina snack/bait/gas/convenience store that obviously has some very big closeness to the water. My concern is salt spray. We don't have that unsettled a water that is here day to day but when them storms come up we will get lashed a bit. I seen some older metal buildings that seem to start to rust from the bottomside up. Are the ones today rustfree. I will be about 30 feetfrom the shore and about 15 ft. up.

Call a metal building dealer in your area and have them come out and look over your site. You seem to know the possible drawbacks so sit down and talk with them.

I think your best protection to stay rust-free is choosing Galvalume Plus metal.

Thanks Compass..I have heard of Galvalume but I am assuming Galvalume Plus is better?

There is an item called Aluminum Composite Material (ACM) that may help. Check with manufacturers about availability.
